Can Any House Have An EV Charger Installed

It’s one of the first questions people ask when they’re thinking about going electric. They’ve decided on the car, maybe even ordered it, and then it dawns on them that they’re not actually sure whether their house can have a charger fitted at all.

It’s a fair question, and the honest answer is that the large majority of homes can, but there are a handful of situations where it’s more complicated.

We install EV chargers across Birmingham and the wider West Midlands, on everything from modern semis in Sutton Coldfield to older terraces closer to the city centre. So here’s a straight answer to what makes a property suitable, and what can get in the way.

The Two Things That Really Matter

For most homes, whether you can have a charger comes down to two things:

  1. Somewhere to park off the public road
  2. An electrical supply capable of handling the load.

To charge safely, you need a driveway, garage, carport or allocated parking space where the cable runs from the charger to your car without crossing a public pavement or footpath. That’s not us being awkward, it’s a safety and legal point as you can’t trail a live cable across a path the public uses.

The electrical supply is the second piece, and for the vast majority of Birmingham homes, it’s perfectly adequate. A standard home charger draws around 7kW, and most properties can handle that without any trouble. Where it occasionally needs attention is in older homes, which we’ll come to.

If you’ve got off-street parking and a reasonably modern supply, you can almost certainly have a charger fitted, often in a single day.

What About Terraced Houses With No Driveway?

This is the most common sticking point we come across, particularly in the older terraced streets around Birmingham, where parking is on the road out front. If there’s nowhere to park off the public highway, a standard home charger usually isn’t an option because of the cable-across-the-pavement problem.

However, it’s not always a flat no.

Some terraced homes have rear access, a side passage, or a converted front garden that gives just enough off-street space to make it work. There are also cross-pavement charging solutions emerging, channels set into the pavement that let the cable run safely below the surface, though these usually need council involvement and aren’t available everywhere yet.

If you’re in a terrace with only on-street parking, it’s worth us taking a look rather than assuming it can’t be done, because the answer often depends on the specific layout of your property.

Flats & Apartments

Flats are trickier, but far from impossible.

If you’ve got an allocated parking space and the building has a suitable supply, a charger can often be installed, but you’ll usually need permission from the freeholder or management company, and the logistics of running the supply from the building’s electrics to your space need to be worked out.

For apartment blocks, the better long-term answer is often a shared charging setup installed for the whole car park, which is something we handle on the commercial side. If you’re in a managed block, it’s worth raising it with the management company, as there’s grant funding specifically aimed at getting charging into residential car parks.

Where To Install EV Charger

Older Homes & The Supply Question

A lot of the post-war and older housing around Birmingham (i.e. Northfield, Castle Bromwich and Great Barr) has driveways and is perfectly suitable for a charger, but the internal wiring or the incoming supply hasn’t been touched in decades.

Adding a 7kW charger puts a steady, sustained load on your electrics, and an older consumer unit may not be designed to handle it safely. In those cases, we might need to carry out a fuse board replacement or other upgrades before the charger goes in. Occasionally, the incoming main fuse itself needs uprating, which involves a quick job by your network operator (we handle arranging that).

None of this stops you from having a charger; it just means there’s a bit of preparatory work first. We always check all of this during the site survey, so there are no surprises, and we’ll tell you upfront if anything needs doing rather than discovering it on installation day.

What We Check During A Survey

Every installation starts with an assessment of the property. We look at where you park and how the cable will reach the car, where your consumer unit and incoming supply are, the condition and capacity of your existing electrics, the best position for the charger itself, and how neatly the cabling can be routed. From that, we can tell you definitively whether your home is suitable, what (if anything) needs to be done first, and give you a clear quote.

This survey matters because every property is different. Two houses on the same street can need quite different installs depending on where the supply enters and how they’re wired.

Do You Need Permission?

For most houses, no. A home charger installation usually doesn’t require planning permission, as it falls under permitted development, provided the unit is a sensible size and not facing onto a road in a way that breaches the rules. The main exceptions are listed buildings and some conservation areas, of which Birmingham has a fair few, where it’s worth checking first. For flats and rented properties, you’ll need the freeholder or landlord’s permission. We can advise on where you stand during the survey.

So, Can Your House Have One?

For the majority of Birmingham homeowners with off-street parking, yes, and usually without any fuss.

The properties where it gets more involved are terraces with only on-street parking, flats without a clear supply route, and older homes that need some electrical upgrading first. Even in most of those cases, there’s a workable solution, but it just takes a bit more planning.
